About Kimberly

First and foremost, I would like to thank you for allowing me the privilege to work with you in order to sell your home. Selling your home is a big decision, and I recognize that there are many choices out there. I am honored to be the Realtor you chose to speak with today. My commitment to you is this, I will work hard to sell your home quickly and for the highest possible price.

My Duties

As your realtor, I am bound by law to uphold standards of fiduciary duty. A simple definition of a fiduciary is someone that by law has to put their client's well being ahead of their own.

The first requirement of a Realtors fiduciary duty to their client is to be LOYAL. The client's best interest must be first and foremost at all times.

A Realtor must be OBEDIENT. Essentially, a Realtor must obey all legal instructions within the boundary of the agency relationship promptly.

A Realtor must DISCLOSE. A Realtor must always disclose anything about the property to their client that they know, hear, come across, infer, etc.

For example: If I am representing you as the seller of a property, and another Realtor calls to tell me that his client is willing to pay full price for your home, but is going to offer $20,000 less as a starting point; I am obligated to tell you what the Realtor said about the buyer willing to pay full price. You, the seller, are my client and I am obligated to disclose this type of information to you.

Realtors are bound to the principle of honesty. This means that we must disclose to the public (people that aren't our clients) anything about the physical condition of the property that would affect the sale. An example would be that the irrigation system is leaking, or that the air conditioner doesn't work properly.

A Realtor is obligated to offer his client CONFIDENTIALITY. As the agent representing you in the selling of your home, I am forbidden to disclose to a potential home buyer that the seller is getting divorced, or in financial troubles, or needs a quick sale, or anything that may hinder the seller from receiving the best possible price.

Confidentiality is nearly the opposite of disclosure. A Realtor must disclose items to his client, but must keep their client's business confidential from the public.

A Realtor must offer his client REASONABLE CARE AND DILIGENCE. A Realtor is expected to be knowledgeable to represent the seller or buyer in matters related to the real estate transaction.

The last requirement of the Realtors fiduciary duty to their client is to provide an ACCOUNTING of the transaction. We must safeguard any money and documents that are entrusted in our possession during the transaction.

Now that we have covered my duties to you as A client, let's talk strategy!

Let's Do This!

Marketing may just be one of my very favorite parts of the job!

Once listed, your home will need to be photographed. This step is HUGE! These days, almost everyone is home shopping online. Potential buyers decide whether or not they want to schedule a showing by the pictures they see on forums such as Zillow and Trulia. Additionally, other agents decide whether or not your home will be a fit for their clients by viewing the photos on the MLS. Taking good pictures is a must, and essentially one of the most important tasks in our marketing strategy.

So we have taken some really great pictures, what's next?

Next, the photographs, along with a listing description, and material facts about your property are uploaded to the MLS. The MLS is a database that only other local Realtors can access. Therefore, all the realtors in our area will be able to view your property, and share it with their clients. Your home will also be featured on our website, Zillow, and Tulia. Get ready, we are going to be scheduling appointments!

It's listed, now what?

The job doesn't end with putting a sign in the yard, and uploading pictures online. As your Realtor, I will be holding open houses, sending flyers out to the neighborhood, and actively posting your property on social media. I will also be working behind the scene to make sure other real estate professionals are aware of your property. Our office routinely participates in home tour allowing everyone a chance to take look, offer up advice and opinions, and see if they have a buyer who may be a perfect fit.

First impressions count. You may not be able to tell a book by its cover, but you’ll likely pay more for a book if the cover is charming and attractive.

If your home is for sale, or soon will be, creating a positive first impression is one of the most important things you can do.

These are a few proven strategies to making your home shine in its best possible light:

  1. Mow the yard, and trim any bushes or hedges.
  2. Place potted plants outside on the porch or entry. Wreaths also work wonders for making a home feel welcoming.
  3. Store or sell things you are not using. Excess furniture can make rooms appear smaller than intended. Additionally closets that are packed full of items, give the appearance that the home lacks storage.
  4. Be mindful of pets.
  5. Light candles or make use of other fragrance dispensers (Ask me about this one, I make candles too. It's been a fun hobby!)
  6. Keep the countertops in the kitchen and bathrooms cleared off as much as possible.
  7. And finally, make your bed! You never can tell when someone will want to schedule an impromptu appointment!
